Building a new home is a big undertaking, but it follows a logical path. Knowing the stages helps you understand what is happening on site and what decisions are coming up next.
1. Planning, Design and Permits
Everything begins with the plans: the layout, the structure and the finishes you want. Approvals and permits are secured before ground is broken, and a clear scope and budget at this stage prevent expensive changes later.
2. Site Preparation and Foundation
The lot is cleared, graded and prepared. Footings and foundation walls are poured, with attention to drainage and soil conditions. The foundation is the base for everything above it, so quality control matters here more than anywhere.
3. Framing
This is when the house starts to take shape. Walls, floors and the roof structure go up, and for the first time you can walk through and sense the size of each room. It is a good moment to double-check window and door placement.
4. Roofing, Windows and Weatherproofing
Once the structure is framed, the building is closed in against the weather. A protected shell lets interior work continue regardless of rain or snow.
5. Mechanical Systems
Electrical, plumbing and heating and cooling are installed inside the walls. Inspections happen at key points, and this is the last easy chance to add outlets, lighting or upgrades.
6. Insulation and Drywall
Insulation goes in, followed by drywall hanging, taping and finishing. Interior spaces start to feel like rooms.
7. Finishes
- Cabinets, countertops and trim
- Flooring and tile
- Paint, fixtures and lighting
- Exterior siding, decks and landscaping
8. Final Inspections and Walkthrough
The final steps include inspections, a detailed walkthrough and a punch list of small fixes. Once everything is complete, the home is ready for you to move in.
